Under the overall supervision of one of the Principal Building Control Surveyors or Regional Surveying Manager, the post holder will be responsible for ensuring that proposals submitted under the Building Regulations and work carried out on site comply with the current legislation and codes of practice.

The post holder will be responsible for managing a small team of surveyors and/or a complex individual caseload that will in the most be made up of the larger residential or commercial projects.

To maintain and improve our clients market share and encourage external customers to use the service provided by our client in preference to other sector providers.


Delivering a professional Approved Inspector Service to our clients, ensuring construction projects meet all relevant Building Control Standards.Duties to be undertaken in accordance with our Building Control Standard Operating Procedures and Quality Policy.

Participate in pre-application discussions for complex domestic, residential and commercial projects to guide the applicant (ranging from small/medium architectural practices, development companies to members of the public) on the development of the project from concept stage through to submission of Initial Notice, plans checking and site inspection.

Prepare fee quotes for larger domestic, residential and commercial projects. Larger commercial projects to be agreed with a Director or Regional Surveying Manager.

Examination of submitted plans, preparation and delivery of plan check reports for more complex domestic, residential and commercial projects to customers. This would include the preparation of a Part B Fire Safety compliance report and consultation with the Fire Brigade on commercial projects.

To attend Design Team Meetings on complex residential or commercial projects, with little or no supervision.

To interpret the Building regulations consistently and with the appropriate degree of flexibility to ensure that all the technical requirements are met in terms of Structure, Fire Safety, Thermal Insulation, Access etc. for submitted applications. This will include the negotiation, development and agreement of creative modifications to schemes to achieve compliance. You will principally be expected to deal with complex projects of a domestic, residential and commercial nature.

To undertake detailed site inspections to ensure that the construction works achieve compliance with the required standards. At this level of experience, you will principally be expected to deal with complex projects mainly of a residential and commercial nature.

Manage your own caseload ensuring that the increasingly challenging performance targets in respect of turnaround times of applications, decisions issued, site inspections etc are met.

Provide support to the Principal Surveyors in managing the surveying teams.

Act as an additional point of technical expertise for trainees and non–qualified surveyors, assist with daily allocation of workload in accordance with the competency matrix & help to prioritise workload for surveyors.

Act as a point of contact for surveyors on technical queries on projects.

Report monthly to Principal Surveyors & Directors on team performance.

Help to implement and maintain the Key Account Manager Scheme with existing and new clients.

To participate in initiatives to market and develop the service in a fully commercial and competitive arena.


The business typically manages:

1500 building regulation applications per annum generating an income from fees of the order of £2m.

Construction work with an estimated build value of £70 million per annum for commercial projects, many with a multi-million-pound individual build cost.

Individual projects with a construction value of up to £30 million.


Our Client are a Building Control Services provider and an Approved Inspector service with the aim of providing a high-quality service to ensure a healthy and safe environment whilst assisting clients throughout the construction process. It is set up as a commercial business to deliver a quality-based Building Control Service to external clients in a competitive arena.

The Service is divided into four technical teams, each responsible for a geographical area – Bristol and South West, Tewkesbury, Birmingham and London, together with a centralised administration support team.

Other activities carried out by Building Control include advising customers on building related matters including fire safety, access, structural stability etc., providing pre-application advice to clients, and householders.


The post holder will report to a Building Control Principal and they will be expected to plan their own caseload (including the allocation of work to other surveyors and external consultants) and work under their own initiative on a day-to-day basis.Their principals or Operations Director will hold quarterly 1:1 meeting and bi-annual PDPRs with the post holder to set and discuss performance targets, training and development and business issues


The post-holder will have a role in ensuring the health and safety of people using the buildings and how it will impact on the quality of the built environment.

Being a customer facing business, the post holder will have direct contact with the service users and as such will help market and promote the service.

The post holder will be required to work under their own initiative to solve day-to-day work problems


A relevant degree or HBTEC/HNC in Building Surveying.

Membership of a professional body i.e. RICS, ABE with at least 3 years post qualification experience.

Significant proven experience in a building control practice.

Extensive knowledge of the relevant legislation and regulatory framework for the provision of the building control function and the commercial dimensions.

Comprehensive knowledge of Fire safety legislation and guidance.

Comprehensive understanding of key commercial business issues and the ability to apply them to achieve positive results
